My dream Real Estate market
My mother steered the family into real estate when I was five years old. I graduated from Penn State in 1995 and went on to do grad work in pathology, where the long hours and lack of reward had me looking for something else. I luckily returned to real estate about two years before the boom and enjoyed it greatly. I helped many people from all kinds of backgrounds buy first homes or try their hand at investing, whether as landlords or rehabbers. Some of these people were conservative at investing, which is good unless you are so conservative you talk yourself out of every deal, which was an all to common occurance. Many people who had listened to a tape or read a book (some even about real estate) came to me with all kinds of novel ways of buying, owning, or financing real estate, most were intriguing but tended to make me nervous. What many people did not understand was that the people "instructing" them were selling books and tapes, not houses and quite often their material simply did not work, or even worse was illegal in Pennsylvania but they insisted on that route. I went with what made me comfortable, growing at a nice steady rate and learning as I went. Although every time I think I am done learning, the wonderful world of real estate teaches me another lesson. Through careful planning I am now able to purchase buildings much more easily than in the past, sometimes in as little as a week. If you feel nervous about dealing with someone more experienced than you who may add all kinds of hidden clauses to his contracts... good... it means you are a realist and understand the kind of people this business can attract. What sets me aside from many private investors is that I use a standard Realtor contract that way too many lawyers spent way too much time making sure was perfectly fair for both sides (as Realtors represent both sides), any addendum will be under a page in plain english, and you will have five days to withdraw from the contract for any reason (so you can go pay your lawyer too much money to review the contract). Five of the last six buildings I purchased were from people who had done business with me in the past and wanted a quick, clean, settlement.

There are many ways for you to sell a property... most people want their money all at once up front, which I can and am perfectly willing to do, but does that make sense for you if you are going to put the proceeds of the sale into your stock fund that is losing ten percent a year? Many of the people I buy from want to sell their property to avoid the management or fees (or the tenants... how did you fall for that story?), but have nowhere to put the proceeds... quite often they simply loan me back some of the money at up to seven percent and wait for the loan to pay out in two years, when this roller coaster comes to an end and they can put their money elsewhere. There are many different ways to put a deal together, none "right" or "wrong", just one that works best for you. Repairs do not bother me, neither do; bedbugs, old wiring, bad roofs, evil tenants, wet basements, galvanized water lines, or practically any other nightmare you have come across.
